Mechanical Project Manager – Prime Fit Out Location: London City / West End / Essex Projects: £4m–£10m M&E Projects Sector: Prime Commercial Fit Out Employment: Permanent Start: ASAP Salary: Competitive + Package We are currently recruiting for 1–2 experienced Mechanical Project Managers to join an established M&E contractor delivering high-value prime commercial fit-out and refurbishment projects across London and Essex. Projects typically range from £4m–£10m and include Cat B fit outs, plant replacement and refurbishment schemes, with full Design & Build responsibility from Stage 3 onwards. This is a senior delivery position suited to a Mechanical Project Manager who is comfortable taking full ownership of the mechanical package, working alongside an Electrical Project Manager and managing projects from pre-construction and procurement through installation, commissioning and handover. Mechanical Services Projects will typically include: * Ventilation * Public health * VRF heating and cooling * Mechanical pipework * BMS * Mechanical sprinkler systems * Plant replacement * Associated specialist subcontract packages The Role As Mechanical Project Manager, you will be responsible for the successful delivery of the mechanical elements of your allocated projects. Responsibilities will include: * Full mechanical project management from pre-construction through to handover * Developing and managing project programmes * Managing procurement schedules for plant, materials and subcontract packages * Reviewing designs, drawings and specifications * Managing specialist subcontractors and direct labour * Coordinating mechanical works with electrical and other project disciplines * Attending client, consultant and subcontractor meetings * Monitoring programme, progress, quality and installation standards * Managing technical submissions and design coordination * Working closely with the Quantity Surveyor to monitor project costs, variations and commercial performance * Managing commissioning, defects and project handover * Ensuring projects are delivered in accordance with Health & Safety requirements * Maintaining strong relationships with clients and the wider project team About You We are looking for an experienced Mechanical Project Manager with a strong M&E contracting background. Ideally, you will have: * Previous experience managing sizeable mechanical packages * Experience delivering commercial fit-out, refurbishment or prime/high-end projects * Strong technical knowledge of mechanical building services * Experience managing projects from design/pre-construction through to completion * Good knowledge of procurement, programming and subcontractor management * Commercial awareness and experience working alongside Quantity Surveyors * Strong client-facing and communication skills * The ability to take ownership of a project and drive delivery * A proactive, organised and hands-on approach Experience delivering mechanical packages within the £4m–£10m range would be particularly advantageous.
